Realistic expectations help everything that follows. A custom home runs eight to ten months from site start in most cases; design and approvals sit before that and move at their own pace. Builders who quote five months for the same scope are either simplifying the product or planning a program you will be living with when it slips.

Cost conversations go better with ranges than with wishful thinking. Site works, glazing, kitchens and bathrooms are the four levers that move a new home budget most, and our job at tender is to price each of them honestly — including the ones that might hurt. A quote with no allowances in it is not a cheap quote; it is an incomplete one.

It depends on four levers: the site, the size, the structure and the selections. Rather than quote a generic per-square-metre figure that ignores all of them, we price your home properly — after the soil report, the design and the site assessment. What we can tell you early is which of those levers will drive your budget, and by roughly how much.
We build from whatever plans suit you — your own designer's, a plan you have purchased and want modified, or a design developed from scratch with our builder. What we do not do is pretend a template fits every block: orientation, soil, access and views deserve a design that answers them.
