Building a new home is the largest investment most families ever make, and the one with the longest consequences. Done well, it gives you a home that fits your block, your climate and the way your family actually lives — for decades. Done carelessly, it gives you decades of compromises.
That is why our new home process starts long before construction, with the unglamorous work that decides everything downstream: soil tests, site surveys, orientation and honest conversations about budget. A fixed price built on that investigation is a price you can trust; one built on a floor plan alone is a guess with your name on it.
We build across the local area for owner-occupiers — families who intend to live in and love the homes we build. That focus shapes every recommendation we make, from the glazing specification to the type of paint on the garage wall.
We walk the block with you, talk through how you live and what you can spend, and give you an honest read on what is achievable. Soil, services, access and orientation all get looked at before you spend money on drawings.
We coordinate the designer and engineer to shape a home that suits the block and the climate — orientation, shading and cross-ventilation are decided here, where they cost nothing. Certification and council approvals are managed by us, end to end.
Once the design is resolved we price the build properly — every trade, every allowance, every exclusion documented. The number you sign is the number you pay, and if your selections come in under allowance, the saving is yours.
Slab, frame, lockup, fixing — your build runs to a documented program with weekly updates and inspections at the stages where quality is easiest to see and cheapest to correct.
We guide your selections with realistic allowances and supplier relationships, so the finishes you choose are the finishes you budgeted for — no pressure, no surprises at invoice time.
A full walk-through, a documented defects list completed promptly, and a builder who stays on call after you move in. We hand over homes we are happy to put our name on the street.
A custom home typically runs eight to ten months from site start to handover, depending on size, complexity and weather. Our contracts carry honest weather buffers, and our weekly updates show you exactly where the program sits.
Yes — changes are part of building. What matters is how they are handled: every variation is documented with its cost and signed before the work proceeds, so your final account never surprises you.
Everything the contract says — and we make sure the contract says everything. Site works, services, inclusions and itemised allowances are all documented. We will walk you through the inclusions page line by line before you sign.
Absolutely. If you already have plans, we will review them with you, coordinate engineering and price the build. If you are starting from scratch, we will connect you with designers we trust and manage the process.
Yes. Site clearing, removal of existing structures and all site works are part of our scope where a project needs them — priced in the tender rather than discovered on site. We also coordinate the connection of services (power, water, sewer) so nothing is left to be sorted later.
You hear about it early, with a plan attached. Weather gets absorbed by the program; anything unexpected gets documented, priced and approved before we act. And after handover, our after-build support covers you for the statutory period and beyond — we fix our work.
Queensland gives us twelve months of living-weather and four months of defending against it. Orientation, eaves, cross-ventilation and coastal-grade materials are decisions we treat as standard on every home — they cost little at design stage and repay you every day the home is standing. You can read more about our approach in our article on designing for the Queensland climate.
Send us your block details and wish list — we will come back with honest advice and a clear path to a fixed-price proposal.
